Why agents refer to ACRE
Most contractors don't understand a transaction timeline. I do. I've been on the other side of a closing where one structural question killed a deal that didn't need to die. My whole approach is built around protecting your closing.
Same-day diagnostic visits
When something shows up on an inspection report and the clock is ticking, I'll be at the property within 24 hours wherever I can. I'll tell your client what's actually wrong, what it actually costs to fix, and whether the seller's price reflects it. That's often the only conversation a deal needs to survive.
Paperwork buyers and banks will accept
A scary inspection finding without a credible cost estimate is a deal-killer. The same finding paired with a written assessment from a licensed general contractor, an itemized scope of work, and a real number is a negotiation. I produce the document that turns the first into the second.
I'm not trying to win the rebuild work
I have no in-house crew. My recommendations are scoped to what your client's situation actually needs, not what my schedule needs me to win. The recommendation I give you is the same recommendation I would give my own family.
Clean handoff if the deal closes
If your buyer takes possession and wants the work done, I'll either advise them as an Owner's Representative or take it on as their licensed general contractor. Either way, your client comes out of the transaction with a relationship to a credible builder, and you come out with a closed deal and a referral source.
Common situations I get called on
- Foundation crack or settling found at inspection. Is this cosmetic, monitorable, or expensive? I'll tell you which.
- Wet basement or drainage finding. What's the source, what's the fix, what's the realistic number?
- Structural concern flagged by an inspector. Is it really a load issue, or is the inspector being conservative?
- Pre-listing concerns from the seller. What should we fix before going on market, and what should we disclose and price for?
- Mold, asbestos, or hazardous material findings. What gets the right licensed remediation pro, and what's the cost band?
- Failed septic, well, or system inspections. What does the buyer actually need to walk in with eyes open?
